Seasons Greetings to all local Tucson Investors: experienced and (not so much)!
Whether you are a regular attendee of the New Investor Subgroup of AZREIA in Tucson, or you only happen to be in town for a short time and decide to check it out, all are invited to our upcoming meetup at the Keller Williams building in Midtown.
Topic #1 for our October meetup will feature a guest speaker: AZREIA's go-to partner for Title & Escrow Barbi Stewart with Fidelity Nat'l Title will be on hand once again to discuss "What's in a Purchase Contract?" Using the AZ Realtor Contract as a template, Barbi will overview key clauses and timelines to know of before buying or selling your first real estate deal. Whether you are working with a licensed agent (& therefore using the AAR forms directly) or are using your own Purchase Agreement documents to take down off-market deals, we will discuss expectations of Buyers/Sellers and common practices for our market of Tucson... as well as what language needs to be in your contract terms to allow Escrow to serve as a neutral 3rd Party during the escrow timeline.
After a short networking break, Topic #2 will overview the very last piece the rookie real estate investor will need to navigate on their first deal: Due Diligence. Truly where the "rubber meets the road", and where your equity as an investor is duly earned: we will cover the Due Diligence timeline in Arizona, what vendors you will need to fully inspect all material items of the deal, as well as the process for post-inspection negotiations. With the remaining 20 minutes or so, I will also talk a bit about scaling your portfolio: strategies and mental models perfected by dozens of successful investors who have come before you, which will grow with you as you continue to pursue deals and expand your REI portfolio in the future.
As usual, we will be meeting up at the Keller Williams building in Midtown Tucson, near River & Campbell. There will also be a live-stream version via Zoom for those who would rather attend virtually.
