This month we will be meeting at an awesome 4-Unit property in Pacific Beach that provides a first-hand look at the ins & outs of a BRRRR/House-Hacking deal in one of San Diego's most competitive rental markets.

I am absolutely thrilled to be holding the event at a project capable of offering such a vast amount of educational opportunities pertaining to both buy & hold and value-add investing. Chris and Sarah Dumm will be our gracious hosts this month and I am very excited for what's in store. Below are just a few of the many facets of REI that this deal covers:

  • BRRRR - From aquisition to exit, learn the tips and tricks to implementing this strategy and ensuring its success in the San Diego market
  • House-Hacking - Get first-hand insight on how to make house-hacking a small multi-unit property work for you
  • Financing a 2-4 Unit Property - Learn what forms of financing are available to multi-unit buyers and how to make sure you are using the one that is best for you and the project it is intended for
  • Determining Scope of Work - Even a great deal can turn in to a bad investment if you aren't mindful of allocating your rehab budget to the improvements most likely to offer the highest return. Learn how to pinpoint what those improvements are in a particular market and make sure you don't fall victim to a poorly planned rehab
  • Handling Inherited Tenants - It is hard enough to be a landlord when you hand pick your tenants, so knowing how to handle existing tenants in one of your newly aquired deals will be key

For those of you who haven't had the chance to attend one of our past events; @Tim G.

We begin by going through all the pertinent details, plans, and financials of each deal; followed by a Q&A session with the investors, agents, lenders, and other team members involved with the project. After the Q&A, we encourage everyone to hang out and network; which has been a great way to put a face to the name of so many of our fellow San Diegan BP members and investors.  We welcome all investors, regardless of experience or skill-sets. To date, the events have had a great blend of seasoned and new investors - with attendees having anywhere from zero to several hundreds of deals under their belt. 

We have had great turn outs so far and hope to see as many familiar and new faces as possible at this upcoming event. Don't forget to RSVP and invite your friends and colleagues interested in REI!
