April's meetup is back at Coaster Coffee in Ocean View! We will be talking NUM83r5 this month with Karen Downs: flipper, investor, agent, guru of estimating rehab costs, and all-around great human. We will walk through how to run numbers for a flip, wholesale, or BRRRR, so bring your calculator and some paper to take notes! Karen will share her secrets about the local market as far as costs for repairs goes, and she will provide the worksheet she uses to estimate rehab costs. She will give you her equation on how she knows in just a few minutes if a deal is not a deal, a great deal, or one worth pursuing any further. Remember, coffee is provided, so if you want something fancy, buy it, or just get yourself to the meeting space to claim your cup! The event is growing, so if you think you want to sit, get there on time!
