Every training event attended and training item read says to "Do Your Due Diligence!" But what does that mean and how do we do it?

Of course on most real estate deals, we are going to look at the house, verify the numbers and if it is a rental verify rents and leases before we move forward. Before we hire a contractor or a service provider we are going to look them up on the internet and get recommendations and references But when it comes the nitty gritty of research in real estate, where do we go and how do we get it done.

Real Estate Investor and Founder of MAREI, Kim Tucker is going to join us and bring her internet connection with her on Tuesday, April 10th so we can figure out how to find out some of the key details we need to know. Such as:

  • We learned about marketing and motivated sellers last month at MAREI, what can we learn from public websites to build our direct mail marketing lists? What if we are building a buyers list?
  • When a motivated seller calls with a property for sale, what can we look up before we decide if we want to get out of our chair? Comps, Photos, Maps, the house itself?
  • As you formulate offers to motivated sellers, what types of expenses might be tied to the house that someone needs to pay off or take over when the property changes ownership?
  • Several people have been looking at houses on Auction.com to buy on the courthouse steps, what do we need to know about the house before we go make a bid on it?
  • Many of us buy a house to rent it out, what can we look up to learn about a tenant and when should we hire an expert screen our tenant?
  • Some of us might be thinking about being a private lender on a real estate investment, besides all the details on the deal above, what should we look up before we lend money to our borrower? or sell a house with seller financing?
  • Next month we will be talking about note investing, what do we want to research the note and the property securing it before we buy the property?

Kim and her team at KCInvest have been investing in the Kansas City Market since 1999 and she is going to be sharing all the sites she uses here in KC to find and to vette her deals.
