Welcome! Consider this your personal invitation to join the Northeastern NJ Real Estate Investors Networking Meetup. No matter what your strategy is, we want to hear about it! It doesn't matter if you have zero, one, or one hundred properties, you are more than welcome to join us. btw i would like to get everyone's 2 cents:

I bought my two family in Aug of this year for $390k, with 20% down using 20 year mortgage. after tax, insurance, (and maintenance like lawn mowing) i am probably getting $200 per month cash flow, or breaking even.

although there's almost no cash flow, the tenants are paying for the mortgage principle. and also if i sell now, i know i can get $425k, but given all the transaction fee/maybe agent cost, most likely i'll end up with zero capital gain.

almost no cash flow, but paying down principle, is it a bad deal? or should i sell now fsbo to skip agent costs and take the gain? 

would love to hear everyone's thoughts!
