Zoning Variance for AirBnB

I am looking to buy a single family residence in PA that also comes with a partially finished barn on the property. Our plan would be to buy the residence and turn the barn into an AirBnB. Has anyone had a similar project and do you have any advice on potential roadblocks? 

I will need to get a zoning variance for the new unit and it sounds like I wouldn't have approval (or disapproval) until I purchased the property. I am going to be talking with a zoning attorney shortly but wanted to see if anyone had thoughts or advice on the situation.
