STRs in Scottsdale Are Starting To Be Regulated W/ New Law

New regulations are coming to AZ regarding Short Term Rentals that means you need to play "nice" if you own an STR in the state. Since owners haven't kept up their end of the bargain by being responsible hosts, the government will do it for you. Apparently drunken parties annoy the neighbors. Imagine that. Beware STR hosts in TN, FL, VA, SC this could happen to you. 

"Scottsdale, a city of fewer than 250,000 but AirDNA says it is home to more than 6,100 short-term rental listings, is planning to have ordinances in place when the law takes effect in September. Communications Director Kelly Corsette said Friday that the city was instrumental in getting the law changed."

Whether we like it or not, STR regulation is coming to residential neighborhoods across the country. It's one of the reasons I am in the process of building a hybrid apartment/hotel in PHX, which will have the STR benefits of automation, full kitchens, and separate living and sleeping areas while having a pool, gym, outdoor courtyard, fire pit, grilling station, central location near shopping and restaurants, efficiencies of scale, commercial zoning, and no residential neighborhood challenges.
