As a landlord of a duplex, should I tell my LTR tenants that I am converting the adjoining unit into a STR? Should I add a lease addendum to it?

Yes tell them! I have several multi-family properties that are split between STR and LTR and we always tell tenants. People are people and it's just as likely for an ST guest to complain about an LT tenant playing their trombone as it is for the LT tenant to complain about the ST guest having loud sex all night!
