My business partner and I are looking to invest in a STR

Hello BP! My business partner and I are going back to Ohio to invest in a duplex near the hospital. My partner will be living in one side and our plan is to rent the other side out month to month via Airbnb. We would love to focus on travel nurses, or people who work remotely. If there is anyone who has tried this strategy before us we would love to hear about the up's and downs. We would also love to hear different marketing strategies people use to have consistent bookings. We owned two duplex in the Hilltop area before and boy did we learn a LOT!
