I'm interested in starting out in STR. I own land currently but looking to start making cash flow now. What areas are reasonable to find a home for fix or flip or anything

Big question.......What is your purpose of the STR? Personally I only buy in areas that I want to visit and travel bc its more of a Lifestyle asset for me.... I get a free vacation house that pays for itself, gives me good cashflow and tax write-offs, appreciates, etc etc. All the things that are amazing about real estate. But first you need to decide your WHY you want it and then look at your budget- most markets will get knocked out based on budget alone. If you own land- you might want to look into HIPCAMP- you can lease your land to camp on. You just need to add amenities like outhouse, firepit, picnic table etc. Cool way to make $ on land. Or see if you can put a Tiny home on it. Think outside the box.
