Treehouse Appraisal Process

I have been considering building a treehouse on a parcel I own as high as I am able with a wrap around deck with 360 degree mountain views as my next project. 

However, I was curious to know if anyone has looked into how treehouses appraise, if at all? 

(considering the longevity of the foundation, NO comparable, etc.) 

With this in mind, I wonder if it is the best investment.

This is the tough thing about treehouses and glamming rents. They’re super cool and hip but according to every bank in the world they’re not real estate. Without the bank the whole concept is kinda out the window. 

That said I have limited experience. Im afraid of heights so treehouses are a no go for me
