Does occupancy rate matter? 

Yes or no? 

I'd rather be 50% occupied, but pull in $500/night, rather than be 100% occupied at $250/night.

I feel great about my occupancy rates.

Setting too low a price is asking for less desirable renters to rent your house and not take great care of it.
