Closed on 2nd Property in Costa Rica and Listing it on Airbnb

Hey everyone. You may have seen some of my posts about the mountain top property that I purchased in Costa Rica at the beginning of the year.  Well, some of our friends felt left out because they couldn't get in on that mountain property deal with us so we decided to find another property in Costa Rica.  

We recently closed on a beach side property in Playa Avellanas. This property had 4 bedrooms and 5 bathroom but we turned it into 6 bedrooms, 7 bathrooms, and a caretaker's apartment for the couple who will be cooking for the guests, taking care of the property, and helping plan excursions for our guests.

We will be all in about 1.1 million and we are estimated to bring in about 15k a month in bookings and more in additional services. We have about 3k a month in regular expenses.

We can rent out the entire property, or rent it out by the room, since each room has its own bathroom and they all open up to the pool area.

I would love to get some of your feedback on our listings for the rooms that I just put up on Airbnb.

Gorgeous place!  I love the decor.  A few suggestions - Photo 12, will that tub have a shower curtain?  Photo 16, the balcony is really too narrow for rocking chairs, someone's going to rock back and break a window.  I recommend regular chairs there. Photo 26, nightstands on both sides of the beds are best because everyone has eyeglasses and cell phones that they want next to the bed.  Also a lamp on at least one side. Photo 38, if you state that the property is protected by your caretakers, and that the guests' property is safe there, you're taking on that liability.  A guest could lie and say something is missing, and you will have to pay for it, especially listing it on Airbnb because they will take the guests' word over yours.  I would just say the compound is gated, and a caretaker is always on the premises.  That way security is inferred, without you taking the legal liability.
