STR nightly and occupancy rate Analysis

Hey Everyone,

Trying to get started in the str market, I was curious what others have used to try to pinpoint a nightly rate and occupancy rate on a given property? So far I have only been using AirDNA (not sure how accurate they are).  Any help would be appreciated. Thanks
