Drop in bookings

Matthew F.
Posted

Hi There - my wife and I listed an STR property on 2/4/2023. Within the first week, we had 7 confirmed bookings, which was great, and led me to believe that our listing captured the eyes of renters and that demand in this market is strong. In the last week, however, we've only received one booking. I am wondering if anyone has insight on what may have led to the drop in bookings, or has experienced something similar.

Thanks!

You’re not going to get seven bookings every week per listing. Unless you have a place where you get a lot of one nighters, I guess. I have six properties about 80-90% booked and I still go several days in a row without a single booking for any of them. Plus, if your first seven bookings are mostly for the near future, you won’t get many for the further out dates until they’re closer.
Also, Airbnb will bump you to the top whenever you first go live. Any time I’ve hit the publish button bookings come pouring in. Then they slow to a normal pace.
