Newbie STR investor - How to find willing landlords to airbnb arbitrage?

Hi! I am currently managing 2 STR of my parents which are working like cash cows. As I manage these rentals, I now have the confidence that I can manage other people's Listings or even do Airbnb Arbitrage.

For those people who first started or have experience in AirBnB arbitrage or managing other host's listings, How do you find them? and when you find them how do you structure the deal and how can I come out cashflowing? (Like do you self finance the furnishings, 50/50 cashflow, teach them how to do it)

As we often say on here... tell me why I would want to rent you my house and then let you sub-let it to people I don't know?  And I'm certainly not paying for furniture unless you get a really small cut
