Looking for first STR

Hi BP community! Brand new to REI and I've just been researching and learning everything I can so far. Read a few books and been listening to podcasts. What are our thoughts on the Smoky Mountains market right now for my first STR? We would like to keep our budget under $450k and it seems like a decent place to start. Would ideally like to self manage. Haven't found anything we love yet but we're not in a hurry either. Thoughts/advice is greatly appreciated!
