Airbnb guest wants to stay for a few months

hello! I have a guest at my Airbnb that has inquired about staying for a couple months while his house is being built. Being that it is the slow season here in Minnesota, we are entertaining the idea of having expenses covered over the winter. Does anyone have any experience with this or advice on moving forward or declining?

If we do decide to do the longer stay:

1. do we proceed through Airbnb for booking or set up a secure way to collect rent payments?

2. do we do a background check?

3. do we need to have a mid term or month to month lease put together and signed?

definitely get a lease. Staying a few months will likely give him more rights than a normal STR (depends on the state). There are services that can do a background check. You can go thru Air, but he would likely want to do direct to save money.
