Colorado Springs' Airbnb/STR ordinance INCOMING

Colorado Springs is finally getting around to drafting an ordinance for short-term rentals/Airbnb/VRBO, etc. I discuss what I see are the important points below, but first ...

**They're discussing the proposed STR ordinance with a VRBO rep and neighborhod organizations

TOMORROW

Planning Commission

**The planning department will discuss the specifics of the ordinance. 

You can read the proposed ordinance here. Here are the important points that I see:

  • limit to one STR permit per "building or property." Not totally clear on what this will affect. It seems intended to address people who rent out like 6 rooms per house. But what does it mean for a home with a basement apartment or carriage house? Can you rent out both as an STR?
  • require $500,000 liability coverage for your STR
  • prohibition of renting out a tent on your land or a recreational vehicle on your land

I've only skimmed through it. What do others think about this?

This doesn't affect me, but the things you highlighted seem reasonable. The limit on one STR permit "per building or property" might be designed to prevent people from buying a 4-plex, for example, and using all the units at STRs.
