Has anyone sold an airbnb property off of a pro forma?

Here's an example report of a property in Columbus Ohio I have on the market right now. We have 4 - 6 months of actual data on the property and we are trying to sell it on a pro forma. I think the big thing we are seeing is that for airbnb people don't know if it has consistent income enough. The other strategy we could do here is build a carriage house on the property which would add about another 2k in income a month. Cost to build the carriage house ranges rom $70k-$85k depending on finishes. (studio apartment above a garage). Would appreciate any insight from other short term rental operators in their market if they have had success.

@Robert Ellis you’re at the mercy of the appraisal. It’s a SFH so an appraiser doesn’t care how much it will make. Just put in the listing how much money you’ve made to entice buyers. But as far as purchase price... it’s only worth as much as your neighbor. Unless it’s 5+ units
