What to charge a client for an Air Bnb Property Management fee?
Hi everyone,
I am looking for some advice. I have a client who would like me to manage their air bnb for them. In your experience is it best to charge a % of the monthly income from the air bnb or a flat rate? For other clients I charge 8% because the rental income is fixed.
Would love some help on this! Thank you!

I manage my own STRs. 23 of them. This is what I do: I get them rented out. Show them. Market them. Do maintenance and repairs. Furnish them. Collect rent. Schedule cleaning and restocking. That's routine day to day stuff.
Nonroutine things include dealing with a deceased person and their belongings. Finding an unconscious and unresponsive tenant that had overdosed. Dealing with STRs tenants and their families that are having adulterous affairs with other STR tenants. Cashing paychecks and keeping the rent. Dealing with prostitutes. Dealing with tenants that bring rattlesnakes. Fax service. Auto repair service. Marriage counselor. Drug counselor. Tow service and jump start. Lockout service. Taxi service. Concierge. And a Ghostbuster. That's it off the top of my head. I'm sure there's more.
