VR in Smoky mountain- deals/profit/property management

Hi Guys,

I am thinking to buy vacation rental in smoky mountain area. I am considering pigeon forge, Gatlinburg and Sevierville. Vacasa charged around 30% for pm. Do you guys have any experience with vacasa ? Or what’s the average pm charges in market? 

30% eats lots of my profit!!!

I appreciate if you can refer to any other PM company in smoky area!    Any suggestions?

Just read through the threads here about PF and G and you'll get a lot of valuable info.  I don't think I've seen anyone on this site have a good experience with Vacasa/Evolve/Turnkey.  Most folks on this site self manage to save that fee and maximize profits.  

The area is definitely a sellers market right now, so finding a steal is about impossible.  That said, even with these rising prices you can still see 15-25% cash on cash returns depend on how well you manage (or outsource management of) your listing and what kind of deal you get.

If you have specific questions, there are a ton of us on here who can help.  I own 4 cabins in the area and manage a bunch as well.
