Short Term Rentals in Philadelphia

I am looking into STR in Philadelphia and was wondering where to find more info on rules and regulations for short-term rentals. While searching BP there was a previous post about Limited Lodging permits vs visitor accommodations.

How would this affect longer stays? (monthly vs weekly) 

How do yearly rental regulations differ from limited lodging?

Any suggestions on investor-friendly realtors would be appreciated too.
