Hi, I am potentially buying a property that has a single family house with a cottage and a 10 unit motel. I’m not looking to run the motel but will consider it. I have been hearing about Airbnb arbitrage and trying to connect with people who know and want to do business with this strategy.

What you are proposing is not called arbitrage.  It is called investing.
