STR in Running Springs

Hello,

Just wondering if anyone knows about STRs in Running Springs. Looking to purchase a property in that area. 2 bed 1 bath 600 square feet. Trying to figure out if it’s profitable and makes sense for air bnb?
Also if anyone has any insight if it’s a good idea to go straight to sellers agent with no representation. I’ve heard this helps motivate the sellers and their agent. But is it too risky?  thanks
