Bed furniture preferences?

Hey everyone! We are getting our first STR ready to rent in the next few weeks and of course there's still a ton of things to buy. I wanted to get your takes on furniture preferences.

Bunk beds or trundle beds? I have a trundle in the 2nd room, as I thought it was better than the liability of having a kid falling off a top bunk. But when the bottom mattress is pulled out it takes up most of the floor. Thoughts on that and the liability of bunk beds? Maybe I am overthinking.

Pullout couches vs. Futon couches- I can see pullout being more comfortable couches with potentially bigger mattresses, but I worry about them being more difficult to keep clean than a futon sofa.

Trundles are good for very young kids because they can't fall out of bed a great distance.  But larger kids will probably want an upper bunk instead.  Have you asked your insurer if having a bunk bed makes a difference?  As far as the trundle taking up the entire floor when it's pulled out, I think that's pretty common in kids' rooms.  I don't think kids care, it's temporary until they get up and the bed is pushed back in.  And you can do both - a bunk bed with a trundle under the bottom.

Definitely a sofa bed instead of a futon.  Futons are rock hard.  Why would sofa beds be more difficult to keep clean?  With them, the guests are sleeping on a mattress, which you can encase in a waterproof mattress protector.  With a futon, they're putting sheets directly on the seating surface.  There will be no protection on that.
