STR on Personal Property?

We are selling our home and relocating to a new house that has a nice apartment built in the attached garage. We are considering doing a STR but curious about challenges of having guest while raising three children. Our concerns center around our children playing in the yard with guest that we don't know on our property. The apartment has its own entrance.

Any advice or experience would be appreciated.

Try to target traveling workers like nurses. Avoid refinery contractors.
