Finding Pre-Foreclosures

I am finding out that it is a bit challenging to find pre-foreclosures in Arizona, and specifically in Maricopa County.  It seems this information is not as readily available as it is in other states, and listings I do find are already fairly late in the process.  Where would be the best place to get information about properties on which the foreclosure process has been started?  Thanks for your help.

AZ Realtors have access within minutes of the NOD recordings daily. Find an investor-friendly agent and work out a win-win arrangement! ;)

Cheers to your success Kurt!

I currently use propertyradar.com to find foreclosures. You can also contact a title company for the NOD list as well.

@Kurt Pourbaix Are you looking to buy in Phoenix?

@Bevla Reeves Do you have any seller carry back opportunities? Im currently purchasing Multi family let me know if you have anything. Thanks

@Mike Delprete I don't have any of those opportunities currently, but come across them on occasions. What part of town do you prefer?

@Mike Deplete - Yes, looking primarily for 2-4 unit properties, but would like to find 1990 and new SFR's that are in pre-foreclosure.

@Bevla Reeves For multi family I'm flexible as far as the area. Phoenix and surrounding cities as long as its C class properties.

@Kurt Pourbaix Perfect I will keep you in mind as I find new deals. I own a 6 plex in Mesa, Az. its not for sale but I'm looking for a debt partner. If that interests you I can provide more details.
