Good areas to invest in commercial real estate in San Diego

Hi guys,

Where are good areas to buy commercial real estate in San Diego? I'm looking for the up and coming areas as low priced as possible and to rent out as multi office space. I don't want to buy in the wrong area and then be stuck with it for years unable to do any with it. Thanks.
