Fresno cap rates for multi familyt 1-4 and 10-20

Does anyone know what the usual cap rates are for the Fresno/Clovis/Madera area are?  I am currently looking for properties outside of the southern california area and am looking for 8+ caps. Is that hard to find in this area?
