Please help ! Lease not renewing, selling my house

My lease on a single family home is ending. Not renewing. Intend to give tenants 6 months, more than required.

(1) just informing tenants NOT renewing by a letter good enough, legally speaking?

(2) A month’s free rent needed/required by law in CA? (Just heard “new” law of this one month free rent, but could be just for EVICTION ?) any one knows? Please help!
