Need Advice on Cash out Refi of investment property

Hi All,

I will be closing on a Cashout refi on one of my investment properties this week. I currently owe 40K on my primary HELOC which I used to purchase said investment property. Should I reinvest this 50K into another property or should I payoff the HELOC debt? Any feedback would be greatly appreciated
