I am out of Central CT.

I had a rental property for 12 year before I recently sold for some profit, unfortunately for me I was not as educated then as I am now (and continuing to learn) with BiggerPockets and other investment educational opportunities.

I now am trying to get back into the investment world and gain that financial freedom. I am focusing in on cash flowing real estate around me in CT to start up. I don't have a great deal of money to put down so I am also looking at creative ways for financing such as owner financing or partnerships.

Looking for folks feedback on the strategy: Cash Flow focused while looking for Owner Financing/Partnership. Thanks!
