Talk about Perfect Timing

Hey everyone! 
For the last 2 years, probably, I've been obsessed with Grant Cardone, Gary V, and real estate. A buddy of mine is currently midway thru his first BRRRR. I've been watching and questioning him on aspects.

A few months ago a local landlord decided to get out of the game and 5 properties came up for sale. I am under contract and about half way thru the funding process, 4/5 properties have long term tenants, and minor repairs. I’m getting the properties at tax appraisal value. And set to cash flow 750 from the properties collectively. 

I’ve already convinced the wife to go all in and she’s wanting more doors!
