I come across several good deals and I am very experienced but do not have enough capital for down payment. Any suggestions?

Do you have enough equity from your past deals to use? 401k? Or you could do the longer process of trying to raise private capital. That is what I do and it works extremely well.

If you would accept an equity partner you could at least make progress, which is better than a standstill. Not highly favored but will work if the deal is good. Those who can demonstrate experience can ask more of a partner as they don't need funding and experience. Have a great year.

Is this going to be a primary residence? There are 100% finance loans available. Or maybe take a home equity line out on your current residence.
