New Member from the Washington Metropolitan Area(aka the DMV)

Good day to you all. I am new but very interested in the rental field, as well as real estate investing. Ownership and seeing how "money makes money for you" motivate me and I see that in real estate (I know that the latter is dependent on the market). Any advice for me would be greatly appreciated. I do see that "Learn" tab above, but advice location specific would definitely help as well.

I am a student (still torn between CyberSecurity and Accounting as a major. I know; it is very weird) who works in hospitality for a major hotel company. I live in New Carrollton (PG County) and I do like the future of this area, mostly because of the upcoming Purple Line.
