Newbie investor in Ohio

Hi everyone,

My name is Chi and I'm beyond excited to start on this journey in real estate investing. My wife and I finally taking action and set to close on our first property in the next few weeks. I'm hoping to connect with like minded investor and would love to learn as much as I can in the real estate world of investing. Still very new to the game but I'm excited to see what the future hold and hopefully achieve financial freedom one day!

I've seen a lot of growth predictions for Dayton that I hope remain true, especially around the Dragons baseball stadium downtown. There are several new businesses moving back into the downtown area which should draw a lot of college graduates into the city, and around the Oregon district.

 Agreed with Ohio being a great place to invest in right now. I was born and raised in Columbus (so I'm a little biased) and that would be my first choice. I have a family member that invests in Dayton though and the cash flow can be insane with super low cost of entry. Even houses he's bought during the pandemic boom are on track to be paid off in ~4 years.

On the other side of the coin, these are Section 8 rentals in "sketchy" parts of West Dayton that aren't the safest and the tenants can be a pain to deal with. Appreciation is probably not going to be all that great (unless there's some other economic factor that I'm not aware of) as larger companies like NCR have left and the population has been stagnant or declining over the past couple decades.

Main point is, whatever investment you end up taking on just do your due diligence to fully understand the pros and cons (both long and short term) and make sure that aligns with your investing goals. BP is a great place to start so you're on the right path. Best of luck!

I'm only in Columbus, but definitely hear good things about Dayton and Cleveland as really strong cashflow neighborhoods. Appreciating prices has taken away a lot of the cashflow in Columbus, but positive cashflow is still achievable, and with strong job and population growth appreciation looks to continue. Section 8 definitely a little riskier in areas of Dayton and Cleveland, but that applies to most cities. All comes down to local knowledge and due diligence, as you pointed out.
