A new Shark in town!

Hi BP,

I’m a new investor. I’ve been working as a “licensed General Contractor” for a couple years but basically I’m just a project manager and I oversee my crews construction without getting my hands dirty. I’ve been in the SF Bay Area and have done over $4 million in the last two years.

Now I’m moving to Napa and I have a good chunk of liquid cash (over 100k) and I’m not sure what to do to get started. My thought is to partner with someone on a flip since I have a lot of experience estimating and overseeing the construction and I have access to a lot of skilled but inexpensive laborers.

I’m hoping to find opportunities near Sacramento, Napa, and SF Bay Area. I’m open to other suggestions and I’m excited to learn more. Please let me know what you guys think!

The skillset you have is extremely valuable. Being cautious about partnering would be a recommendation that comes immediately to mind. 

It sounds like w/ your income and expertise you could potentially use a savvy agent and manage the project yourself, without having to give up equity.

Thanks for the reply! I hear you on the partnering but I’m having some anxiety thinking about my first deal and I’m trying to minimize my risk. I’m hoping someone with experience would be willing to take me under their wing here. I definitely bring a lot to the table with my background but I have a LOT to learn. Hoping someone can see this opportunity as a win win.
