Old investor from Hubbard, OR needing to retire

Hi,

My wife and I have bought all of our homes since 1996 with the intention of increasing it's value and, thus, our net worth. We've bought two farms, created two B&Bs, owned and run 7 businesses, one of which "ruined" us financially.

Just prior to that business failure, I'd taken a Master Wealth (real estate) course by Greg Habstritt in Calgary.

We renovated our last home, a double wide on 6 acres and are renting it out. We now live in a large home that we're making into a child and adult foster home. I no longer work at my career as an orthotist and spend my time investing in the stock market and helping take care of our DD foster daughter. We use the money made from my stock market gains to invest in RE but haven't gotten into RE without living in it except for a duplex which we broke even on in the early '90s.

I'm going to look at a property next week that's being offered by a wholesaler in our local REIA. I'd like to partner on something but am nervous about that.

My focus is on trying to find good rentals but I'm willing to do a flip if it will lead to the good rentals. Due to our business loss, in 2009, we're a bit leary of taking too high of a risk.
