New to the Area - Getting back into Long Term Rental Investing

Hey everyone!  I know the power of this forum as I've made a few friends in other parts of the country through here- so I'm excited to be back on the scene.  I've taken a few years off because of my W2 job, but I'm ready to get back into the real estate game.  I'm actually in Augusta, GA- but that doesn't appear to be an option for location.

Right now I feel like I'm suffering from analysis paralysis.  I have had experience with wholesaling and even had a long-term rental property almost a decade ago.  The internet has changed so much in real estate education- so it feels a little overwhelming and right now I'm trying to find the right entry point.

My goal- 3 single-family home rental properties in my portfolio before the end of 2024. My pain point is funding. Private lending seems intimidating as my previous exposure has only been through FHA and VA loans. I don't have a ton of capital at the moment for a sizeable down payment so this is where my searches have started.

Questions for the group-  what sort of success has everyone had with little capital starting out?  My credit score is in the mid-600s.  Is it realistic to get into my first property in the next 60 days?  I have done research in my immediate area and have found at least a dozen properties on the market (a few off) that have numbers that are attractive to me.

Like I said, I've made a few friends from other parts of the country (prior military) on this forum so I know it's a great resource- and I'm looking forward to making connections.

Also- if anyone is interested in properties in the CSRA or August Georgia area- definitely reach out.
