Hi everyone!

My family and I just moved to Delaware and we're excited to be back in the Northeast. I've been learning a lot from the website and the podcasts. I'm even reading J. Scott's books. I'm excited about ramping up my real estate investing and need to fill in some knowledge gaps to get there.

We're renting out two previous residences. That's about it for my experience. I'm interested in making the most of the market. Ultimately I'm a buy and hold guy but I'm also interested in flipping and possibly wholesaling depending on market opportunities.

@Paul Timmins Thanks for the tips! I will look into the HUDs, that's an interesting idea. Student housing - another good idea. What do you mean by control it without owning it?
