New Member and New Investor

Hi everyone!

My name is Andrea.  My husband and I are new to the world of real estate investing.  Currently, we're focusing on learning how to wholesale and then hope to expand from there. We do have a partner we're working with but she's coaching us out of state so itd be nice to find a mentor or co-wholesaler to work with locally.  While we don't have any deals right now, we are looking to connect with cash buyers and learn their criteria to make future deals as quick and painless as possible.  I've been lurking in the forums for a few weeks and was pleasantly surprised with how kind and helpful this community seems.  The first buyer i made contact with had good things to say about this site so I'm taking that advice to heart.  I'm open to any advice that anyone here has to offer.
