Srinivas,

Looks like you are in Texas I know El Paso has some good cash flow rental prospects. You also have states like Indiana, Ohio, Florida, Nevada, all depending on your comfort level in distance or rental type. You can get some great properties in a lot of states that are STR short term rentals for example.

Finding them is easy when you know which state because you can get paired with a seasoned agent and explore property management companies or use friends, family or your own services. Once you know your price range and what you want to put down if using financing you can typically have a bank approval same day.

Once approved if not paying all cash you talk with your agent or even self-explore and use the listing agent in most cases. You can do video walk throughs and use 360 panoramic views along with visiting the property if out of state. Locally is easier El Paso, DFW, Austin or other cities/counties are all holding rentals properties either now or coming to market.
