New to Rental Real Estate – How Can I Use My Marketing Skills to Fill Vacancies?

I'm excited to join this forum as I embark on my journey into rental real estate investing. With a background in marketing, I'm eager to leverage my skills to effectively promote rental properties.

We're currently exploring the acquisition of a multi-tenant industrial building with features such as:

  • Multiple suites suitable for various tenants
  • Ample parking facilities
  • Convenient access to major transportation routes

Given my marketing experience, I'm keen to understand how best to apply it in this context. Specifically, I'm interested in:

  • Effective marketing strategies: What approaches have proven successful in attracting quality tenants to similar properties?
  • Digital presence: How crucial is it to establish a strong online presence for rental properties, and what platforms or tools are most effective?
  • Creative marketing tactics: Are there innovative or unconventional marketing techniques that have yielded positive results in filling vacancies?

I would greatly appreciate any insights, experiences, or advice from this knowledgeable community on how to navigate the marketing aspect of rental property management.

For an industrial property your tenant base will be different than residential (which most people have experience in). 

I would speak with commercial agents/brokers on what they can do to help fill empty units. For industrial I consider that as warehouse type unirs for construction materials, trucks, etc. 

Good signing will go a long way, plus getting your listing up on Facebook market place and Loopnet and crux may have rental listings available too. 

I have heard commercial properties can have vacancies for 6-12 months before finding a good tenant. But the leases signed are for 3-5 years. 

As far as having a digital presence you can definitely post ads on Facebook and IG about your facility and target your ideal client.
