Soon to be Real Estate Investor in Myrtle Beach, SC area
Hi guys I am Ryan and I am interested in investing in small multifamily properties locally (long term rentals). Ideally starting with something along the lines of a duplex and scaling from there. I'd like to buy a new bigger property every year ideally.
I have properly done way too much reading (Brandon Turner's beginner and other real estate rental investing books, multifamily millionaire, the book on house flipping, etc.) and not enough doing.
I have a decent number of contacts in the area and a friend of mine from college is a real estate lawyer and she recommended me a real estate agent who has 7 rental properties himself. She also said he is who I need to talk to when to comes to fighting the right loaner. I am planning on talking to him asap and really just want to learn more about loans and start getting to know my market better before speaking to him more so I don't waste his time. My next step is also starting to analyze deals. I have read up on that but don't really know what I'm doing when it comes to adding expenses and everything.
Long story short I am 34 years old and have never taken a loan before so I don't even know where to begin. I am unemployed, but I paid cash for my car and house (zero debt, low expenses). I also have some cash available as well as an investment portfolio (stocks and bonds) that I can raise cash from if need be. I am mentioning this because I really would like to know more about what my options are as someone with access to cash but no actual "income" from a job. I have enough money to pay cash for a property (I am saying this because I'm hoping having this collateral will help me get a loan as someone without a conventional job) but realistically I would want some sort of loan to be able to scale this investment in the future.
Sorry if that was information overload for everybody. Reading BiggerPockets books has made me super interested and passionate about real estate and I'm looking forward to get to know the community and resources here.
