Rookie investor looking for guidance on scaling portfolio

Hello! I am a post COVID burnt-out healthcare worker looking for guidance on different strategies to scale my real estate portfolio. Having had some experience in owning a successful STR, I'm looking for something a little more "passive". I am currently working on my first cash deal on a 4 unit multi family property in PA. With the interest rate so high, what are some of the strategies I can consider to scale up my portfolio? Open to out of state investment but cant do any rehab or house hack with 2 young kids. TIA!

Hey Christine, since you’re looking for something more passive and can’t do heavy rehabs or house hacks with kids, there are still other ways to scale. I’d recommend focusing on stabilized or lightly value add multifamily properties in cash flowing markets where you can plug in a reliable property manager. A lot of out of state investors I work with have found success in places like Cleveland and Columbus, Ohio where the price is lower, rent to price ratios are strong, and you can still find deals that meet your goals without needing to be hands on. Best of luck!
