Howdy from Texas – Developer | Focused on Small-Bay Flex Between Austin & San Antone

Hey all—excited to be here.

I’m Forrest Webber, an Austin-based real estate investor and developer. Over the last decade, I’ve co-developed over $15M in real estate projects, raised ~$3.5M in equity, and built a 22-property portfolio by age 27. I come from a background in residential and small multifamily, but these days I’m focused on scalable commercial opportunities with strong fundamentals—especially flex space.

Right now, I’m developing a 10-bay flex project in New Braunfels, TX. It’s right off I-35 between Austin and San Antonio, and what caught our attention is the growing mismatch between tenant demand and available supply. Everyone’s been chasing big-box logistics. Meanwhile, small-bay flex (5,000–15,000 SF) is still quietly absorbing at sub-5% vacancy while buildable land gets more scarce.

Our approach is straightforward: prefab metal buildings, full HVAC, modern windows, and outdoor storage. Nothing fancy—just solving for utility, curb appeal, and speed. We can go vertical in 4–6 months and keep rent targets reasonable for local businesses that actually use the space.

This niche isn’t flashy, but it’s stable. It serves tradespeople, small logistics operators, and service-based companies that need a hybrid warehouse/office setup. And right now, it’s being overlooked in favor of larger, riskier product types.
