Welcome to the community and congrats on taking the first step toward building your investment portfolio! Duplexes are a solid option, especially for maximizing cash flow and potentially house hacking, but don’t overlook single-family residences either.
SFHs often come with lower tenant turnover, easier financing options, and tend to attract more stable, long-term renters. They also appreciate well over time, especially in growing markets, and are usually easier to resell if you ever decide to cash out or 1031 into something larger.
There are some great markets across the country—like Birmingham, Akron, South Bend, Atlanta submarket, Memphis, certain parts of FL —that offer strong returns for both duplexes and single-family rentals. If you're open to out-of-state investing, you’ll find plenty of opportunities with good numbers and landlord-friendly laws.
