New Investor from Central Georgia — Flipping & Multifamily Goals

Hi BiggerPockets Community!

I'm excited to be here and wanted to introduce myself. My name is Terence, and I'm based in Perry, Georgia. I'm looking to invest primarily in the Central Georgia area, where I see a lot of potential for growth and opportunity in the local real estate market.

My real estate journey is just getting started. This year, my goal is to flip my first house and also purchase a 4-unit apartment building. These are my first steps toward my long-term vision of building a portfolio focused on multifamily and apartment properties.

I first got interested in real estate investing after seeing how many people were able to create financial freedom and long-term wealth through property ownership. What really sparked my curiosity was watching everyday people, some with very limited resources, successfully renovate and cash flow properties. That made me realize it was possible for me, too, and now I’m all in on learning and taking action.

I’d love some input from the community on this:
What’s something you wish you had done differently when starting out in your first flip or first multifamily investment?
Any lessons, mistakes to avoid, or things I might not know to look out for would be incredibly helpful.
