New here. Single mom. Interested in Real estate investing

Good day everyone,

My name's Rowelyn. I’m currently looking to purchase my first property to either flip, rent, or resell. I’m also interested in buying a multi-unit property where I can live in one unit and rent out the others. Additionally, I plan to rent out my current home to generate extra income.

My goal is to build long-term cash flow and grow within real estate investing.

I don’t have much money. I am a single mom trying to make ends meet, lol but i do want to dive into real estate investing. I have a full time work as a government employee woking in fort campbell, ky base. 

What’s your take on it? Where should i start? I reached out to my realtor asking her input and was informed i would need to qualify to see how much buying powers i have. I don't have much, but I do have some equity on my current home now and some savings. 

I'm taking up classes to get my real estate license and been watching youtube videos about real estate and all. I am really interested and hoping one day i could retire from my 9-5 jobs and enjoy the freedom and focus in investing.
